Can I have a private post please? Thanks

I have been privately renting my house for two years and my contract is now just a rolling one. My landlord phoned me June and told me he had sold my house and everything was going through. He has phoned me today saying everything has gone through and my new landlord is coming Sunday with a new tenancy agreement. But he is increasing my rent from £525 to £575 with immediate effect. I am a single parent to a 5 & 3 year old and literally can not afford it. He says it is worth £600 all day long yet when I moved in it had an overgrown garden that was unusable, no carpets or blinds or light fittings. I have done it all lovely and now have to pay an increase for it. Does anyone know if it can be increased immediately or do I literally have no choice? Thanks in advance.
