Could I have a post please… it’s going to be a long one but please read bear with me. I’ve lived in a private rented house for around 20 months. I’ve never had any problems with my landlady in fact she has always been lovely. If ever anything needed doing she got straight into it and had it fixed within a day or 2 however my problems started around 2 weeks ago when she found out I’d applied for another house as I’ve been having a lot of trouble with my ex partner and my kids are no longer safe at that house. Anyway, the landlady arranged to come out around 2 weeks ago to have all the electrics and smoke alarms checked which was no problem she then asked how the application on the other house was going as if informed the letting agent if need a reference and they wanted to charge me but they aren’t open over the weekend so I was going to pay for the reference releasing on the Monday. Anyway my landlady said “oh forget about letting them give you a reference I’ll give you one straight away cause I’ve never had any problems with you since you moved in” so I agreed and gave her the details of the referencing agency. 2 days later I was out for the day with my kids and I get a text from her saying I’ve let myself into your house to change locks because I’ve lost my keys I’ll leave a set at the letting agents for you to pick up. I was so shocked by this and phoned the letting agents to be told she should have given me 24hrs notice. So I arranged for my sister to give me a lift to pick up the new set of keys but was 5 minutes late so they were closed and as it was a Friday they were closed over the weekend so I was stuck, homeless with 2 kids and only the clothes we had on, nothing else. I went to get the keys on Monday to be told I’m not allowed to collect them my guarantor had to go and collect them which I was slightly confused by but it wasn’t a problem. So a week goes by and I don’t hear anything back about the application for the new house so I called the letting agents to be told I’d failed referencing so the application wouldn’t be accepted. I received a letter by recorded delivery an hour later which was a bill for £3500 for apparent damage that had been done to the house when she inspected the house without my knowledge when she said she was changing the locks. I am in the middle of decorating and packing as I was told as long as I passed referencing I could move Into the new house. Now I’m stuck because I’ve failed the application for a new house due to her reference so now I’m going to have to stay in her house which really isn’t safe for my children. I’m really stuck and have no idea where I stand with this. Anyone else been in a situation like this? Did you finally get another house? Can I do anything about the breach of tenancy and false reference? Thanks
